Compare property management software

With property management software you manage homes, commercial premises and complexes in one system: the properties, the tenants and their contracts, the rent invoices and payments, the annual rent increase, maintenance and repair requests and the service charge statement. Tenants and owners often get their own portal or app. It is used by property managers, investors, housing associations and private landlords, and for managing owners' associations (VvEs).

Rental management, VvE management or a complete system?

If you let a few homes or buildings, a simple rental management package is often enough, such as Vastgoed.app in the Netherlands or Smovin for letting in Belgium and France. Rentio is a Belgian platform for estate agencies and land agents, with indexation according to the rules of each region. For owners' associations (VvEs) there is VvE Manager, if the VvE does its own administration, and TwinQ for professional VvE managers.

Managers and investors with a larger portfolio work with systems such as REMS, Bloxs, Planon Real Estate and Yardi Voyager, which include the financial administration. For housing associations there are ViewPoint and Tobias 365.

What should you look out for?

  • Scale: check how many properties and tenants the package is designed for. A system for housing associations is too heavy for a landlord with ten homes.
  • Finances: check whether rent collection, accounts receivable management and the service charge statement are included in the package, or whether it integrates with your accounting software.
  • Portals: a portal or app for tenants, owners or VvE members saves phone calls about repairs, invoices and meeting documents.
  • Price: most suppliers draw up a tailored quote. Ask about the costs per property or unit, the implementation and the contract term.
